What the company does

Two lines of work, both in property the company holds in its own name.

  1. Buying and selling

The company acquires real estate on its own account and sells property out of its own holding. It deals as principal: title is taken in the company's name, and a purchase or a sale is carried through in the ordinary way, with solicitors instructed on each side and the usual searches, enquiries and replies before completion.

  2. Letting and operating

The company lets and operates the real estate it holds, whether owned outright or held under lease, and carries the work that goes with being the landlord: granting a lease or tenancy, collecting rent, meeting the obligations on its own side, and dealing with renewal and the end of a term.

Who the company deals with

Owners, tenants and the advisers instructed on a transaction.

The company deals with owners and their agents, with prospective tenants, with the solicitors and surveyors instructed on a transaction, and with parties already in a lease or a contract with it.

An enquiry that names the property — the address, the tenure and what is being proposed — can usually be answered in one reply.

How a matter proceeds

From a first enquiry to the completed documents.

  1. Enquiry

You tell the company who you are, which property is involved and what you are proposing.

  2. Reply

The company comes back to you on whether it is a matter it wants to take further, and on what it needs to know next.

  3. Terms and completion

Terms are agreed, and the transaction is completed through the usual documents with solicitors acting on each side.
