Shute End holds real estate on its own account. It buys, sells, lets and operates the property it owns or holds under lease, and it does all of it in its own name.
The company
A private limited company registered in England and Wales, working from Maidenhead, Berkshire.
The property the company deals in is its own. It is bought into the company, held by the company and sold out of it, so the decisions on a purchase, a letting or a sale are taken by the company and answered for by it.
That keeps matters short for the people on the other side of a transaction. There is one party to deal with, one set of instructions to solicitors and surveyors, and one signature on the documents.
How the company works
One property at a time, dealt with as principal.
Each property is looked at on its own facts — what it is, what it is worth holding, and what it would take to let it or move it on. Where the company decides to act, it acts as principal and the transaction proceeds through the ordinary conveyancing steps.
Lettings are documented. The rent, the term and the obligations on each side are recorded in the lease or tenancy rather than left to understanding, and the company deals with the running of the interest from grant through to renewal or its end.
